Privacy Policy

This policy describes how Mumtaz Tejani, REALTOR® with JPAR Real Estate ("we," "us," or "our"), handles personal information through tejas.properties and related real estate inquiries. Separate notices or agreements may apply to services provided by our brokerage or other transaction participants.

Information we collect

When you contact us or request a consultation, we collect the information you submit, such as your name, email address, phone number, message, property interests, and residential or commercial real estate needs. We may retain related correspondence and inquiry records.

Our server records technical information such as IP addresses, requested pages, access times, browser information, and errors. Contact submissions are logged with their contents, IP address, time, and delivery result. For spam prevention and access checks, IP addresses may be sent to ip-api.com to obtain an approximate country, region, and city. This is an estimate based on your network address, not precise GPS location.

Please do not submit Social Security numbers, bank account details, identification documents, passwords, or other sensitive financial information through website inquiry forms. If needed for a transaction, suitable arrangements should be made separately.

How we use information

We use information to respond to inquiries, arrange consultations, understand property needs, provide requested real estate assistance, maintain business records, troubleshoot the website, prevent spam and misuse, and meet legal obligations. Contact details allow us to follow up about your request. You may ask us to stop promotional communications using the contact details below.

When information is shared

Website contact forms forward your name, email address, phone number, and message to HAR.com (Houston Association of REALTORS®) for lead delivery to Mumtaz Tejani. Our hosting, communications, and technical service providers may process information to operate these services.

When needed for real estate services you request, information may be shared with our sponsoring brokerage and relevant parties such as other agents, lenders, title or escrow companies, inspectors, or professional advisers. The details shared depend on the service, your instructions, and legal requirements. We may also disclose information when required by law, legal process, or to protect lawful rights and security.

The website does not offer visitor information for sale or use advertising pixels for targeted advertising. Sending an inquiry through HAR is part of providing the requested contact service. Third-party services have their own privacy practices.

Cookies and external services

Essential session cookies support functions such as administrator authentication. Your browser can block or delete cookies, although this may affect those functions. The site loads fonts from Google Fonts, which receives technical connection information, including your IP address, when those resources load. Links to HAR, JPAR, TREC, and other external sites take you to services governed by their own policies.

Retention and security

Information may remain in inquiry logs, correspondence, server logs, and backups. Retention depends on the purpose of collection, ongoing client relationships, operational needs, and legal obligations. Website inquiry logs do not currently have a fixed automatic deletion schedule. You may request deletion as described below, subject to applicable exceptions.

Texas real estate brokers must retain certain transaction records for at least four years after closing, contract termination, or the end of a transaction under TREC Rule 535.2(h). Relevant records may therefore need to be retained even after a deletion request; other legal obligations or disputes may require longer retention. This requirement does not mean every website visit must be retained for four years. See TREC's rules.

We use access restrictions and technical safeguards to help protect stored information. No website, transmission, or storage system can guarantee complete security.

Your choices and Texas privacy rights

You can ask about your information, request correction or deletion, or ask us to stop optional communications by emailing the address below. We may need to verify your identity and authority before providing information or acting on a request.

Where the Texas Data Privacy and Security Act applies, eligible consumers may request access, correction, deletion, and a portable copy of their personal data, and opt out of its sale, targeted advertising, or certain profiling. Applicability and exceptions depend on the business and processing involved, including the Act's small-business exemption; this policy does not assume every provision applies to this practice.

For requests covered by that Act, the response period is generally 45 days, with a possible additional 45 days when permitted and explained. If we decline a covered request, you may appeal by contacting us with the subject "Privacy Appeal." Covered appeals receive a response within 60 days. You may also contact the Texas Attorney General about privacy rights or complaints. We will not unlawfully discriminate against you for exercising applicable rights.

Children

This website is intended for adults seeking real estate services and is not directed to children under 13. Please contact us if you believe a child has provided personal information so we can address it.
